Residential

Commercial
Michael G. Gartland, senior partner in our Real Estate
Department, is a recognized expert in all aspects of New York transactions
including purchases, sales, leases, loans, workouts and turnarounds for office,
retail, industrial, planned community and undeveloped property. Our entire team
works closely with clients and effectively uses technology for communication and
document preparation/exchange. National and regional lending institutions,
developers, business owners and investors have all come to rely on our counsel
and services. We also represent nontraditional lenders (regulated and
non-regulated) in loan transactions and can advise out-of-state firms and
corporate legal departments on regional and local real estate issues.
Planning and Zoning
Numerous clients have witnessed our skill in gaining approval
for and assisting the development of major residential subdivisions, office
buildings, shopping malls, hotels, hospitals and universities throughout the
Hudson Valley region. We negotiate the maze of land use hearings, including
planning and zoning, conservation commission, wetlands, environmental boards,
and zoning board of appeals with an efficiency that keeps projects on time and
under budget. We have also participated in a number of environmentally
significant cases concerning hazardous waste, wetland and water quality issues.
Our success owes to our deep commitment and ties to our
